After you sign the offer, the finance condition must be met.
The bank values the property and issues approval.
The seller’s attorney prepares the transfer.
The bank appoints a bond attorney. You sign bond and transfer documents and pay costs.
SARS issues transfer duty receipt if due.

All attorneys lodge at the Deeds Office together. Examiners check the documents. On prep and then on registration day, the bond and transfer are registered and funds are paid. Most timelines run six to twelve weeks when everyone responds quickly.

There are costs beyond the purchase price. Transfer duty may apply unless the price is within the SARS threshold or you buy in a new development where VAT is included. Transfer fees are paid to the conveyancer for moving the property into your name. Bond registration fees are paid to the bond attorney. Your bank may charge an initiation fee and a small monthly service fee.

Plan for rates and levies clearances, moving expenses, and insurance on your new home. A clear budget now prevents surprises later.
