Tony Hills shares there is no easy solution to fix the education system and workforce in America🚧. People spend 12 years in primary school📚, another 4 that they have to pay for🎓 and then enter a workforce at a minimal wage where any savings accumulated goes into a retirement account where you need to pay half of the proceeds in taxes💸. The key, as Tony exclaims, is to understand this construct and build wealth in other ways, namely reducing taxes, smart investing and learning from the experts🤔

𝑻𝒐𝒏𝒚 𝑯𝒊𝒍𝒍𝒔 and I dive deep into a discussion about higher interest rates⬆️, reduced demand⬇️, increased inventory📈 and overall qualifications and strategies for home buyers to acquire property in Texas. During the pandemic, there was a massive influx of out of state buyers that flocked to Texas given its affordability and large home and lot footprints. Since companies gave employees the freedom to “work from anywhere,” a good many left the confines of the north to enjoy wide open spaces and carve out their own slice of TX🤠

When you are ready to take the next step in building out your real estate portfolio🏡🏡🏡, a popular financing strategy is to qualify for the home loan off of the projected monthly income compared to the overall monthly expenses or PITI (Mortgage + Property Taxes + Insurance). As long as the projected monthly income exceeds the PITI, the ratio is above 1 and along with other qualifications, lenders have these DSCR programs available🤔. Tony Hills shares that one of his long-time friends purchased a 2-4 unit complex, where his family lived in one of the units and rented out the others. While the home purchase was not what they were originally looking for as they wanted a larger single family home🏡, the income received from renting out the other units, plus the home appreciation, moved them into the position where they could eventually afford the property they wanted in the first place🙏. “House hacking” a 2-4 unit property is a popular strategy for first time home buyers where they can live in one unit, use owner-occupied financing with as little as 3.5% down and rent out the other units🤔
