An appraisal waiver means Fannie Mae or Freddie Mac accepts the agreed-upon sales price without requiring a traditional appraisal report. For sellers, that can provide confidence that they wonā€™t have to worry about the appraisal coming in below the contract price. For buyers, it can provide peace of mind knowing they wonā€™t suddenly need to bring additional money to the table because of a low appraisal.

A lot of people wrote off FHA loans over the last few years, and honestly, I understand why.

When homes were getting multiple offers and sellers could be picky, FHA financing wasn't always the most competitive option. But the market is changing, and FHA has made some updates that could make a real difference for buyers.

For example, some properties that may not have qualified before because of well and septic distance requirements may now be eligible if they meet local guidelines and have a clean water test.

On top of that, if your credit score isn't perfect, FHA can often provide a better interest rate and lower mortgage insurance than a conventional loan. In today's market, that can make a significant difference in your monthly payment.

I talk about all of this in this video, along with a few ways buyers can structure an FHA offer to make it more attractive to sellers.
