More inventory is shifting negotiating power toward buyers.

With more homes available and longer selling times, buyers have greater room to compare options and negotiate. Mortgage rates also eased after starting the week higher. Still, affordability goes beyond the list price. Taxes and insurance can make a meaningful difference in the full monthly payment.

A little caution online can go a long way.

Cybersecurity Awareness Month is a good reminder to slow down before clicking an unexpected link, use strong and unique passwords, turn on multi-factor authentication, and verify unusual requests before sharing personal information.

That last one is especially important during the homebuying process. If you ever receive an unexpected message involving money, account information, or instructions that don’t seem quite right, stop and verify it through a trusted contact method before taking action.

It only takes an extra minute to double-check, and that minute could save you from a much bigger headache later.

Markets took a round trip this week as hotter inflation briefly pressured mortgage rates before they recovered. Meanwhile, home prices remained relatively steady, but affordability and limited inventory continue to shape decisions for buyers and real estate professionals. The bottom line: stay informed, prepare carefully and focus on the options available in your local market.
