Rates have ticked up a tad since the Fed announcement of a 50bps cut last month. That being said, interest rates are significantly better than this time last year so there could be an opportunity for folks who have been on the sideline. Next week there are a few events that could potentially impact mortgage pricing...including several Fed President speeches, leading economic indicators, existing home sales, jobless claims, new homes sales, and consumer sentiment. We have a slow week related to economic news due to the shortened holiday week. The updated Case Schiller home price index was recently released and showed that home prices fell 0.1% in January, which is the first negative reading since last January. Home prices are now up 6% on a year over year basis.

Bond yields and mortgage backed securities reacted favorably to last week's Fed decision to hold interest rates steady. Please see the attached chart tracking mortgage backed securities activity....Green is good for interest rates, red is bad. As a result of the expected hold by the Fed and Chairman Powell's subsequent comments, rates/pricing improved slightly at the end of the week.
