Mortgage rates matter, but they’re only one part of the homebuying decision.
Your budget, available homes, monthly payment, financial goals, and how long you plan to stay can matter too. Instead of trying to predict exactly where rates will go next, consider looking at what buying would mean for you based on today’s numbers.
You can make decisions based on what you know now and revisit your financing options as circumstances change.

Two closings. One great week in Winston-Salem!
Congratulations to two of my clients who officially made it to the closing table this week. Every home purchase comes with its own story, timeline, and set of details, and I’m grateful for the opportunity to help guide each one through the mortgage process.
There’s nothing better than seeing the pieces come together and handing things off for that final signature.
And, as always, a big thank you to the Realtor partners and professionals who helped make these closings happen. I appreciate the teamwork, communication, and trust that goes into getting our clients across the finish line.
If buying a home in Winston-Salem or the surrounding Triad is on your radar, let’s talk about what the financing side could look like for you.

Sometimes “more space” means a backyard for the dog. A home office with an actual door. A garage that finally fits the car. Or enough room to host everyone for the holidays.

Whatever more space means to you, your home should support the way you want to live. If your current place is starting to feel a little too small, we can help you explore what financing another home could look like.

"Many buyers assume home prices automatically determine affordability.

In reality, your monthly payment depends on much more:
• Down payment
• Interest rate
• Property taxes
• Insurance
• HOA dues

Two homes with similar prices can have very different monthly costs.

Knowing those numbers before shopping helps you make informed decisions.

Some transactions are straightforward. Others require a little more problem-solving behind the scenes.
With these buyers deployed in Japan, there were extra logistics to navigate and plenty of opportunities for the process to become complicated. My goal was to keep those complications from becoming the clients’ complications.
I’m grateful to Royda Turman for trusting my team and me with her clients and for sharing these kind words. Hearing that this was the smoothest lending experience they’ve had after buying and selling five properties means a lot.
Challenging files are where experience, communication, and a strong team really matter.

New job. New relationship. Growing family. Empty nest. Sometimes a change in life also changes what you need from your home.

You don’t have to know exactly where you’re headed to start exploring the possibilities. Understanding your financing options, potential buying power, and what a future payment could look like can help you decide what makes sense for your next chapter.

A big thank you to my realtor partner, Royda Turman, for the trust, communication, and teamwork throughout the process. Great closings are a team effort, and I’m always grateful to work alongside professionals who take great care of their clients.

Buying a home in Advance, Winston-Salem, or the surrounding Triad area? I’d be happy to help you explore your financing options and build a plan for your next move.

When qualifying for a mortgage, income can sometimes come from more than a traditional salary. Depending on the loan program and your circumstances, things like bonuses, commissions, overtime, retirement income, or other eligible income sources may be considered. The key is understanding what can be documented and how lenders calculate it.
