The “bad” housing market might actually be creating opportunities for NC buyers.

A few years ago, buyers were fighting over homes, waiving contingencies, and offering way over asking.

Today? There are more homes to choose from, and in some situations, buyers finally have room to negotiate again.

Price reductions. Closing cost help. Seller concessions. Potential rate buydowns.

Higher rates are still a challenge, but buyers have something they haven’t had in years: more time, more choices, and more leverage.

The best market isn’t always the one with the lowest rate. Sometimes it’s the one where you have room to negotiate.

Let’s look at the numbers:

• 1980s → Mortgage rates reached 14%+
• 1990s → Rates around 10%
• Today → Rates are around 6%

Here’s what that actually means:

• Mortgage rates move in cycles.
• Waiting for the “perfect” rate doesn’t guarantee a better deal.
• The rate is only one part of the equation. Price, payment, and terms matter too.

The question shouldn’t just be:

“What’s the rate?”

It should be:

“Do the numbers make sense for me right now?”

If rates come down later and refinancing makes financial sense, you may have that option.

But you can’t go back and buy at yesterday’s price.

Don’t make your decision based on fear of the rate. Make it based on the numbers and the strategy.

Sellers gave concessions in 46.2% of U.S. home sales this spring. In Charlotte, 71.4%. Raleigh, 64.1%.

That’s real money on the table, and most buyers spend it on the wrong thing.

Take $10,000 off the price and you save about $65 a month. Put that same $10,000 toward a permanent rate buydown and it’s closer to $130 a month, every month you own the home.

One is gone at closing. The other is still working in year 10.

Before you sign, ask where the concession is actually going.
