Mortgage rates are determined by many factors including a combination of the broader economy and your personal financial profile.

Your credit score and financial health are THE most important factors determining your mortgage rate that are within your control. Having a higher credit score means lower risk for the lender and generally leads to a lower interest rate when combined with these other factors.

Try to improve your credit before applying for a mortgage by focusing on making on-time payments, lowering your balances, limiting new credit applications, and disputing any inaccuracies in your report.

To build new credit, have a financially responsible family member with a positive payment history add you as an authorized user on their credit card. It can have a positive impact on your score within a couple of months.

THE 20% DOWN MYTH
It’s a common misconception that you must put down 20% or more on a mortgage. Doing so does mean you won’t need to pay for mortgage insurance (MI), but you could be a homeowner sooner, building equity in the time it takes to save for a full 20% down.
The typical down payment for first-time buyers has been between 6% and 9% since 2018, according to the National Association of Realtors (NAR).
Putting down more money does have its benefits, but it’s not essential.
