A strong borrower doesn’t necessarily fit every lender.
Good credit. Solid income. Money in the bank.
You’d think that would mean an easy approval anywhere, right?
Not always.
Lenders can have different guidelines for things like income, property types, credit history, reserve requirements and even how certain documentation is evaluated.
So when a loan doesn’t fit with one lender, it doesn’t automatically mean there’s something wrong with the borrower or that the loan can’t be done.
Sometimes it just means we need to find a lender whose guidelines are a better fit for that particular situation.
That’s one of the advantages of working with a mortgage broker. We can look beyond one lender’s box instead of assuming every lender has the same one.
