This is EXACTLY why I ask to see the Loan Estimate when someone tells me, “Another lender quoted me a lower rate.”
A lower rate does not always mean a better deal - and it doesn't always make sense for your situation.
Sometimes that lower rate is being achieved by charging you thousands of dollars in points to buy the rate down. If you're only comparing the interest rate or monthly payment, you may never realize how much that “lower rate” is actually costing you.
In this example, the other quote had $5,770 in points built into the loan. My quote started with ZERO points.
That’s intentional.
When I initially quote a loan, I like to show you the base rate without automatically paying thousands to buy it down. Then we can look at your options together.
Want a lower payment? We can price out a rate buy down.
Have seller credits available? Maybe using some of those toward the rate makes sense.
Planning to refinance or sell in a few years? Paying thousands upfront for a lower rate may NOT make sense.
There isn't one right answer. The important thing is knowing what you're actually paying for.
So when you tell me someone beat my rate, don't be surprised when I say:
“Send me the Loan Estimate.”
I don't just want to beat a rate. I want to compare the entire loan and help you figure out which option actually makes the most financial sense for you.
