🇺🇸 **BIG VA LOAN UPDATE!** 🏡

The VA has updated its guidance regarding **non-medical collections**, and this could make a BIG difference for Veterans trying to qualify for a home loan!

Here’s the change: Instead of using 5% of the outstanding collection balance as the monthly payment, lenders can now calculate 5% of the balance and divide that amount by 12 months.

For example, with $1,000 in non-medical collections:

OLD calculation: $50/month
NEW calculation: About $4/month

That’s a significant reduction in qualifying monthly debt and could have a major impact on a Veteran’s debt-to-income ratio.

If collections have kept you from qualifying for a VA loan in the past, it may be time to take another look!
