This is the part of the job nobody posts about.

"How much house can I afford?"
Usually the better question is: what monthly payment still feels comfortable 12 months from now? Not just today. Life happens. Let's build a number you can actually live with.

"Why is the cheaper house more expensive monthly?"
Because the purchase price is only one piece. Property taxes, insurance, and HOA fees can completely flip which house actually costs more. I've seen $50K cheaper houses with $400/month higher payments. Numbers don't lie.

"Is the down payment all I need?"
Usually no. Closing costs, prepaid items, and reserves are real. In Pennsylvania especially β€” PA transfer tax alone surprises a lot of buyers. Let's plan for the full picture, not just the down payment.

"Should I put more money down?"
Not always. Sometimes keeping cash available after closing is the smarter move β€” especially for repairs, life expenses, or just peace of mind. More down isn't always better down.

"If I'm pre-qualified, can I buy any house in that range?"
Not necessarily. A condo with high HOA fees, a mixed-use property, a non-warrantable building β€” these can qualify very differently than a single-family home at the same price. The property matters as much as the buyer.
