We enjoy meeting our customers, learning what is important to them and their families, and structuring the transaction to fit their needs. We look at each purchase or refinance as a puzzle to be solved; easy or difficult, it’s always fun to find a solution. Mathews “Fess” Stancato has been working is some aspect of mortgage lending since he was in high school, starting with his mother’s company, First Mortgage Home Loans. He has been both a loan officer and a processor, and his knowledge of the details of the underwriting process means he can find a solution for almost any problem. He specializes in first time homebuyers and entrepreneurs and is an expert at deriving income from complicated self-employed tax returns. A graduate of the University of Pittsburgh, Mathews is married to Amy Stancato. Together they have 4 children. Mathews has recently become the leader of The Stancato Team. Mathews’ product knowledge, skill in structuring files and work ethic result in closed loans. His creativity results in innovative marketing, successful co-marketing campaigns, and happy partners. Rose Stancato, Mathews’ mother, is a wealth of mortgage knowledge with over 40 years experience in the industry. There is no one better to have on your side to get a tough loan to the finish line. No matter what it is, she knows how to handle it. Jen Wisniewski is the team processor. Another detail-oriented person and a pleasure to work with, Jen dots the I’s and crosses the t’s! She works with our borrowers to present clean and complete files to underwriting, clear conditions and present to the closing department once the file is clear to close. In a market like this, despite the lack of inventory, investors still want to invest. Many of them are considering purchasing in an LLC, or purchasing properties that don’t fit the conventional lending models. They’re also utilizing new program types to help them expand their real estate portfolios, and one of them is great for first time investors as well…introducing the DSCR loan, a loan which determines approvability based on whether the rent from the property covers the projected mortgage payment. In many cases you don’t need landlord experience and you don’t even have to verify your income—if the property fits (and you meet the other conditions on the flyer), you’re ready to be an investor.
