This came up recently and honestly, I’m seeing it more and more:

A homeowner wanted to move forward with improvements…but already had two mortgages locked in at great rates—and didn’t want to touch them (understandably).

Most traditional options hit a wall there.

In this case, we explored a solution using a combination of government-backed unsecured financing and a UCC filing, which allowed them to move forward without impacting their current mortgages.

It’s not a fit for every scenario—but it’s a good reminder that there are still options out there when things don’t look straightforward.

I’m always happy to take a look at situations like that.

Great conversation today with Senator Jack Reed discussing Title I home improvement loans.

I’m especially excited about what the proposed 21st Century ROAD to Housing Act could mean for homeowners—potentially higher loan limits with no equity required, and maybe (fingers crossed) new opportunities to finance ADUs.

There are huge possibilities ahead for expanding access to affordable home improvements.

P.S. Encouraging to see this as a bipartisan effort, which may help its chances of moving forward.
