Everybody’s waiting for rates to drop.

Here’s the reality.

Rates under 5% have only happened about 20% of the time. And every time, it took the government stepping in.

The rest of the time? Rates have lived between 5% and 10%. Right where we are now.

That’s not a reason to panic. It’s a reason to stop waiting.

Buy the home that works for your budget today. Refinance if and when rates come down.

My calendar has one rule: the girls come first.

HELOC (Home Equity Line of Credit) and cash-out refi get mixed up all the time, and it's easy to see why.

Both are ways to make use of the equity you've built, they just work very differently. Knowing how they compare puts you in a better spot to decide what fits when your goals shift. No need to have it all figured out today.
