A temporary buydown has an end date.
When rates climb, the first fix most people pitch is a temporary buydown. It can help, but the seller's credit gets spent down a little each month until it's gone, and then you're on the full payment.
That same seller credit can be used differently. On an FHA 5/1 ARM, it can permanently lower the rate for the first five years. An ARM isn't right for everyone, so you need a plan for when it can adjust. It's still worth seeing both options side by side before you decide.
Same seller credit. Two different results.

Let's simplify this.
