Big thanks to Brad Powers ThatMortgage-Guide and Cornerstone First Mortgage - Dayton, Ohio Branch for a great conversation about something that comes up way more often than you’d think—insurance basics for both first-time home-buyers and current homeowners.
A really important question I hear: “What exactly is my deductible?
Another area that catches people off guard is how deductibles can vary. For example, there can be a difference between your “all perils” deductible and your wind & hail deductible. Some insurance companies are even requiring a percentage-based deductible for wind and hail.
To put that into perspective—on a $600,000 home, a 1% wind and hail deductible would be $6,000 out of pocket before insurance covers the rest. That’s a big difference compared to a flat deductible.
Bottom line: it’s worth taking a few minutes to understand what your policy actually says and what you’d be responsible for if something happens.
