Worried you can’t afford to buy a home? Before you decide, take a look at what you’re already spending on rent. You might be closer to homeownership than you think. Let's see what your options look like.

You've been lied to about the housing market. Here's what the data actually shows. 👇
Everyone keeps saying now is the worst time to buy. But the numbers tell a completely different story.
"There's nothing in my price range."
Entry-level home inventory rose 4.5% year over year in June while luxury inventory fell 5.2%. More affordable homes are available right now — and fewer people are competing for them.

"Sellers are overpriced and won't budge."
Asking prices have dropped for nine consecutive months nationally. One in four sellers cut their price in June before a buyer even made an offer. Sellers are more open to negotiating on price, closing costs, and terms than they've been in years — and Movement offers buydown options that sellers can fund as part of the deal to lower your payment early on.

"I'll lose to investors every time."
Large corporate investors have largely stepped back after new federal rules restricted them from buying existing housing stock. Today 96% of investor-owned single-family homes belong to small individual investors. The playing field has shifted in your favor.

"Rates make it unaffordable."
Household incomes grew 4.6% last year while the median monthly mortgage payment actually fell slightly. A mortgage takes up a smaller share of take-home pay than it did a year ago. And with down payment assistance available, you may not need as much saved as you think.

The market is more favorable for everyday buyers than the headlines suggest. You just have to know where to look.

Incomes grew 4.6% last year*. Monthly mortgage payments fell. That combination means a mortgage payment takes up a
smaller share of take-home pay today than it did a year ago**. The ratio improved.
On top of that: down payment assistance programs exist in most markets, gift funds are allowed on most loan types, and there
are first-time buyer programs that change the upfront cost significantly.
The number you've been assuming you need and the number you actually need are often very different. The only way to know is
to run it with someone who does this every day. DM me and let's find out where you actually stand.

For years, everyday buyers were competing against institutional money. Large corporate investors had deep pockets, all-cash offers, and the ability to move fast. This may have created additional challenges for individual buyers and small investors looking to enter the market.

Federal law now restricts those large corporate investors from buying additional properties from existing housing stock.*

The institutional buyers that once crowded out everyday buyers have largely stepped back.
That changes the math on making an offer. You're not competing against a hedge fund. You're competing against people in a similar position to you.

Reach out and let's talk about what this means for your search.

When a seller is motivated, they're often open to more than just a price reduction. They may negotiate on closing costs. They may consider funding a rate buydown, which could lower your interest rate for the first one to three years of your loan. They may work with you on your timeline.

Seven consecutive months of falling asking prices nationally, means this isn't a blip. Sellers in this segment have been sitting longer than they expected. That's leverage for a prepared buyer.

The buyers winning right now aren't just finding the right home. They're structuring the right deal. DM me and let's talk about what that looks like.

National housing headlines don't always tell the whole story.

According to Zillow Research, starter-home inventory increased 4.5% year over year in June, while luxury-home inventory declined 5.2%.*

That could mean more options for some buyers searching at lower price points. Zillow also found that price cuts were more common among starter homes, with 25% of listings receiving a price cut in June.
Market conditions can vary significantly by location, so what's happening nationally may look very different in your area.

are defined by Zillow as homes in the 5th–35th percentile of home values in a given region. Market conditions vary by location and are subject to change.
