Any changes that benefit our veteran buyers is a good thing. VA loans are so under utilized. One reason is fear from sellers and list agents about VA MPRs (minimum property requirements).

As of 5/1/2026 any appraisals ordered through the VA will have some effective changes to the MPR’s.

1) Chipping or peeling paint on homes built after 1978 will be considered cosmetic and not an MPR.

2) Detached structures such as barns or sheds, etc no longer have to meet the same health and safety standards as the main home. We could exclude them from value in the past and avoid some issues but not health/safety items. Now this issue has been addressed.

Good to see the VA recognizing these issues and making VA loans more obtainable.

I’m not exactly a “techie” but man it’s hard not to be excited what technology is doing to enhance the the customer experience for us at loan Depot.

Digital Employment Verifications - at the push of a button I often get critical data on employment and income right from the payroll company. I can often issue confident prequels within minutes versus waiting on my customer to send me docs.

Digital Banking Verifications - when used we stop making clients give us bank statements over and over. So convenient.

NEW —- Automated mortgage insurance shopping. On a conventional loan when a client puts down less than 20% they must pay mortgage insurance. It’s based on a number of criteria but we can order it from multiple vendors. Now our system will auto shop this for a client to ensure they get the BEST quote out there!! Clients focus a lot on rate comparisons but sometimes the mortgage insurance means as much or more to their payment. No more labor intensive shopping one vendor at a time. It’s done in seconds and for the benefit of our clients.

It’s a great feeling when your first time homebuyer takes their first time homebuyers course and calls you to tell you they felt like they already knew all the great things they were taught in that class because of how much we had taught them and held their hand.

Helping customers and especially first time homebuyers is much more than just a transaction.

VA Loan Benefit….stat of the day. Only 3 in 10 eligible veterans knows the VA mortgage benefit is available to them and knows it allows them to purchase a home with $0 down payment.

We must do better.

1) This is the best loan on the planet.
2) It was earned at great sacrifice.
3) We must overcome the myths and misunderstandings to increase utilization.

What a year 2025 was. The stats show #3 in the nation in closed units/loans. The stats show #1 in the nation in renovation loans for the 2nd year in a row. The stats show #2 in the nation for VA loans. More than any stat is the way we do business and the trust we've earned.

I have had 3 separate conversations in the past week about RENOVATION LOANS being done elsewhere and the deal feeling overly complicated or “struggling”.

In the medical world there are lots of great family doctors but you dont want them to do a complicated procedure on you like heart surgery. For that you choose a trained specialist and preferably one who has done that complcated procedure a lot.

If you go to another lender and try one of these loans and the loan officer has questions they call someone at their company to help them. An expert. At my company I am that person. I manage 4 states for renovation lending and I am the #1 renovation producer in the nation the past 2 years for the top renovation lender in the nation. By next year I expect to break 1000 renovation mortgage deals in my career.

Don’t make these loans harder than they should be. Choose experience. Choose knowledge. Choose expertise. Choose wisely.

Homestead with PORTABILITY!!

Lots of reminders about filing for homestead on your house and rightly so. For 1st time buyers this is a big deal. I want to touch another group though.

Existing owners who did a move-up or a downsize or a relocation. Anyone who had homestead on a home in FL. Anywhere in FL. When you change primary residence and you file for homestead……it can be crucial you do it with PORTABILITY!

Under the “save our homes” clause of FL homestead the taxable value on your home is capped him much it can increase. Say on day 1 the home is assessed at $150,000 so it’s also taxed on $150,000. Say 5 years later it’s now assessed a market value of $225,000 BUT the taxable value is only $165,000 because of the caps. This creates a “spread” between the numbers. In that example it’s $60,000.

That “spread” can follow you. In that example if the owner buys a new home and initial valuation is assessed at $280,000 their initial taxable value would be $220,000 instead of the full $280,000!!!!

In Tallahassee the city millage is about 2%. This example would save the owner about $1200 off their taxes above and beyond normal homestead breaks. In the county the millage is about 1.5% so savings of about $900.

If you’ve owned a home a long time this number can be huge. Like $100,000+ of value reduction. And it can follow you repeatedly.
