FL Homestead Property Tax Proposal:

How would this impact you? It varies by area and by taxable value. In short the current homestead break in FL reduces the taxable value by $50,000 on the “non-school” portion of your millage for ad valorem taxes. The “school portion” is reduced by $25,000.

The new proposal would increase the deduction to the “non-school portion” to $150,000 in 2027 and then to $250,000 the following year.

So, schools aren’t impacted and if you have a non-ad valorem portion to your tax bill (usually connected to specific services) this is also not impacted.

The math gets interesting as each area has a different millage/tax rate and a different amount for the schools.

I’m going to do a sample for LEON COUNTY (outside city limits) and a taxable value of $300,000……..

Current Ad Valorem Tax =
$3,833.85

2027 Ad Valorem Tax
$2,890.57

2028 and Beyond Ad Valorem Tax
$1,947.29

That’s an eventual savings of over $1880!!

That’s a reduction to an escrowed mortgage payment of almost $160/month.

The mortgage business is something else. Late Wednesday I find out we are looking at a delayed closing due to an issue of the seller. Buyer is so mad he’s laying into everyone, including me. I’m like hold up “I’m your advocate and I just found out about this too”.

Less than 24-hours later I figured out a way to solve the issue so it could still close today.

Client went from cursing me and the realtor to asking when he can take us for dinner and drinks in less than 24 hours!! 🤣🤣

Our company just revealed some VA lending stats from last year. In 2025 we had the highest customer service scoring from veteran clients in the nation for all of 2025.

It’s always special when we get to help our military and veteran clients. They often get incorrect or incomplete information. We take great pride in educating and helping our veterans and making sure they get best in class service!!

Great start to the week!

I knew the market would be rough this AM. Had a new contract over the weekend and had it set up and ready this AM. Locked it before our lock desk shut down to adjust to the deteriorating market. On this same file we leveraged being able to drop a borrower to improve terms due to credit scores and then this AM we got an appraisal waiver. This file was also pre-underwritten so my agent could confidently set a really fast close date on the contract to be more competitive. This morning I saved this customer over $2,000 by being ready and being knowledgeable.

Got another new contract over the weekend for a close relative of an agent. This is always a great honor. On this one we will be leveraging Hometown Heroes TBA funds and can’t wait to register them this AM.

Also looking at a refinance for a veteran client that we did renovation purchase transaction on previously and couldn’t leverage their VA benefit so looking at an opportunity to get them back under the umbrella of “the greatest loan on the planet” as I like to call VA loans. I was proud to get this buyer into their bruised property using renovations and now proud to again look out for their best interest.

When you work so hard on so many files you feel like you are cheating when you get one like I had yesterday.

Income Docs - don’t need. At the push of a button I had full digital income verification with no additional documents required. In less than 2-minutes I’d cleared income conditions.

Assets - customer spent about 2-3 minutes logging into her account to give us statement access. Now we don’t need statements. Won’t need new statements. Done.

Appraisal - ran AUS and within a couple minutes had an appraisal waiver.

I mean this file is all but done. Give us a copy of your license. Choose your insurance. We will order title work and we could close this loan immediately. What a customer experience! What a realtor experience!

I’m a little old school but man am I getting used to these toys/tools.

Loan Depot is one of 3 lenders with our own proprietary operating system. When most folks say they upgraded or got better tech they mean they bought something new off the shelf. I love having proprietary tools that can’t be touched by anything off the shelf.
