Any changes that benefit our veteran buyers is a good thing. VA loans are so under utilized. One reason is fear from sellers and list agents about VA MPRs (minimum property requirements).
As of 5/1/2026 any appraisals ordered through the VA will have some effective changes to the MPR’s.
1) Chipping or peeling paint on homes built after 1978 will be considered cosmetic and not an MPR.
2) Detached structures such as barns or sheds, etc no longer have to meet the same health and safety standards as the main home. We could exclude them from value in the past and avoid some issues but not health/safety items. Now this issue has been addressed.
Good to see the VA recognizing these issues and making VA loans more obtainable.
