Here’s the thing about today’s market: buyers have leverage.
When there is less competition and sellers are more motivated, it can create opportunities to:
✨ Negotiate a better purchase price
✨ Ask for seller concessions or closing-cost assistance
✨ Negotiate repairs or improvements
✨ Take advantage of properties that have been sitting on the market
✨ Structure a deal that makes more sense for your investment goals
✨ Find opportunities that may have been overlooked by other buyers
And for investors, the purchase price matters! The right deal on the front end can make a big difference in your potential return down the road.
This is why I always tell my clients: don’t let the interest rate alone keep you from looking at the opportunities in front of you. The market has changed, and with the right strategy and negotiation, there are deals to be found.

What a special two days for this sweet family! ❤️
Yesterday, we closed on the sale of their first home, the place where so many precious memories were made. And today, we closed on the purchase of their new home— a home that gives them the space they need for this next season of life!
When they bought their first home, it was just the beginning. Now, with two beautiful children and a growing family, it was time for a little more room… more bedrooms, more space to play, and more room for all the memories still to come. And who knows… maybe even room for another little one someday! 🥰
I feel so blessed that they trusted me to walk alongside them through both the sale of their first home AND the purchase of their next one. Being able to help a family move from one chapter into the next is one of the greatest privileges of what I do.
