Lowering the price isn’t the only way to make a home more appealing to buyers.

In today’s market, seller concessions can help cover eligible closing costs or contribute toward a mortgage rate buydown. That may give buyers more flexibility with their upfront costs or monthly payment, while helping sellers keep the conversation focused on the overall value of the home.

A temporary buydown, for example, can lower a buyer’s initial mortgage payment for a set period. It’s one option that may help make the numbers feel more comfortable without changing the home’s purchase price.

A mortgage rate buydown can make early monthly payments more manageable. A temporary buydown reduces the buyer’s effective interest rate for a limited time.

"Home sellers gave concessions to buyers in 44.7% of U.S. home sales in August," according to a recent article from Redfin.

If you've found a home you love, don't assume the asking price is the only number you can negotiate. Take a closer look at the whole deal.

Seller concessions could potentially help with closing costs, certain repairs, or even a mortgage rate buydown, depending on the loan and the transaction.

If you’re looking at homes and want to understand what your options could look like, let’s talk through the numbers.

One of the most important mortgage tips has nothing to do with rates, payments, or paperwork: Slow down before you send money.

Wire fraud scams can look surprisingly convincing, especially when you're already receiving a steady stream of emails during the homebuying process.

We put together a 5-Minute Fraud Check to help you spot scammers during the mortgage process. Save it now. Hopefully, you’ll never need it. But if you do, you’ll be glad you have it.

Homebuyers have become a common target for cybercrime as scammers impersonate lenders, but knowing what to watch for is one of the best ways to protect yourself.

Thinking about building instead of buying?

A construction loan is a little different from the mortgage you’d use to purchase an existing home. We need to consider the plans, the builder, the budget, the projected value, and how the financing will work while the home is being built.

There are a few more moving pieces, but understanding the process upfront can make the whole experience feel a lot more approachable.

Building a home? Learn how construction loans work, what to expect during the process, and how construction financing differs from traditional mortgage options.

"My student loan balance is high. Can I still buy a home?"

There's more to qualifying than just the full balance. Your monthly payment, income, credit, and other debts all factor into the mortgage picture, and different loan programs have different guidelines for student loans.

If buying a home is on your radar, let's look at the numbers and talk through your options.
