Spokane's downtown skyline just got another green light.

On Sept. 2, City Council extended its waiver on downtown height limits for the third time. The waiver was first approved in March 2025 and has been renewed every six months since.

What it actually does: inside the zone between Bernard and Monroe, from Spokane Falls Blvd to the railroad tracks, there's no cap on building height, and the setback rules for floors above seven are waived. Before this, buildings outside the downtown core were limited to 12 stories.

What's next: Planning Director Spencer Gardner said he expects this to be the last extension, with the city's permanent code update finished before the waiver expires. Council has framed it as a step for both housing and commerce downtown.

The Cheney market right now tells an interesting story for both sides of the transaction. Median prices in 99004 are up about 4% from last year and homes are still selling right at asking, but they're taking a little longer to go under contract than they did a year ago. That means sellers who price to the market are getting rewarded, and buyers have a bit more breathing room to make a smart decision. If you're thinking about a move in 99004, understanding these dynamics makes all the difference.
