$100 million funded this year. That number is easy to say and harder to really picture, so here's what it actually means: it's hundreds of families who now have a front porch, a driveway, a mailbox with their name on it.

Housing supply in Texas just hit a 6 year high. That's shifting real power back to buyers, and it's showing up in two specific ways right now: concessions and price cuts.
