Right now, you can stack our with Builder Strong Start program with our Zero down program. Basically, you can move into a brand-new house with no money down and breathing room for five months before your full payment kicks in.

Here’s what that could mean for you:
✅ No down payment*
✅ First 5 months of interest covered**

It’s a more manageable way to step into a brand-new home, with less upfront pressure and more room to plan ahead.

Save this for when you're ready to talk numbers, or send it to the friend who keeps saying they can't afford a down payment!

This here is my favorite kind of email to get. That "clear to close" notice from underwriting means all the boxes are checked, the loan is fully approved, and closing day is officially on the calendar. Folks, I've been doing Texas home loans for a good while now, and I still get just as happy every single time!

Call me today for honest guidance on your home loan options! I'm here to help 😊

A dead speaker doesn't mean a dead radio. Nine times out of ten it's something small, a setting, a connection, an easy fix once someone actually looks.

Home buying gets treated the opposite way. One red flag and people write themselves off completely. "My credit's not there yet." "I make good money but I still got told no." So they stop looking altogether, convinced the whole system is broken.

Most of the time it isn't. It's one specific thing standing between you and a mortgage pre approval, and that thing has a fix.

A good loan officer doesn't just deliver bad news. He finds the actual blocker, breaks it down in plain English, and lays out the path to closing.

If you're in Fort Worth or anywhere in Texas and keep hearing "not yet" without knowing why, let's actually diagnose it. Call me and we'll find out what's really possible for you.

Warren Buffett's take on the 30-year mortgage gets shared a lot, but most people scroll past it without thinking about what it actually means for someone buying a house in Fort Worth right now.

The real question isn't whether rates will drop. It's whether you're going to let that uncertainty keep you renting for another year while home prices keep climbing anyway, and you lose the leverage you have right now with homes sitting on the market for longer than usual.

I see this hesitation constantly with first-time buyers and self-employed clients. Everyone wants the "perfect" rate, but nobody has a crystal ball. Buffett's point is that you don't need one. The math is already built to protect you either way.

If you're trying to figure out what your actual numbers look like right now, not just rate headlines, that's a conversation worth having. Message me and let's run them.

Every year people ask me the same thing: is now a good time to buy? Honestly, there's rarely a "perfect" moment. Rates shift, prices shift, the market does its thing. What doesn't change is this: time in the market beats waiting for the market to be perfect.

The people who buy and grow their equity over years almost always come out ahead of the people who keep waiting for a sign. Home equity isn't built by watching from the sidelines.

Self-employed or W2, first house or your third, if you're asking, "should I buy a house now" or "is it a good time to buy real estate in Texas," let's actually run your numbers instead of guessing. That's the only way to know what's real for your situation.

Send me a message and let's talk through where you stand.

What does it actually take to buy your first home in Fort Worth? More families qualify than they think.

Between low down payment programs, FHA options, and first time homebuyer assistance across Texas, the biggest hurdle usually isn't your finances. It's not knowing where to start.

That's what I'm here for. I walk Fort Worth buyers, self employed borrowers, and homeowners sitting on equity through the real numbers so you can make a confident decision, not just a fast one.

If you've been wondering whether now is the right time to buy a home in Texas, send me a message. Let's find out together.

The lowest interest rate doesn't automatically mean the lowest cost or the best mortgage loan for your situation.

Things like origination fees, discount points, closing costs, and loan terms all affect what you actually pay over the life of the loan. Sometimes a slightly higher rate with the right loan structure saves you more money long term than chasing the lowest number you see advertised.

If you're a first-time homebuyer or a current homeowner in the Fort Worth or greater Texas area thinking about refinancing or buying, this is exactly the kind of thing we should run numbers on together before you lock anything in.

Send me a DM and I'll break down the real cost comparison for your specific situation, not just a quoted rate.
