Got this deal under contract and jumped on the opportunity immediately. The listing agent told us they wanted to keep showing the property and host an open house after receiving our client’s offer.

We said, “Hey man… save your money, save your cookies, save your little finger sandwiches.” 😂

Contract received yesterday at 5 PM. Full loan package submitted by 8:30 PM. Fully approved and through underwriting by 11 this morning.

Best part? This deal needed to move FAST. We also secured a hybrid/desktop appraisal for the buyers — meaning the appraiser can complete the report sight unseen right from their office. That saves my clients hundreds in appraisal costs and shaves days off the process.

Normally I’m dead asleep by like 9 PM 😂 but for some weird reason last night I randomly woke up around 12:45 and checked my phone.

Sure enough… text message from the agents at 1 in the morning.

Little back and forth.
