Summer gets all the attention. π But fall has a quiet advantage most buyers never think to use.
Once school starts and the summer rush fades, four things change: fewer buyers are competing for the same house, the sellers still listed usually have a real reason to move, decision windows get longer, and your lender and agent aren't stretched thin.
Fewer buyers doesn't mean fewer homes β it means less competition for them. The catch is that leverage only helps if you can act on it. So come pre-approved. Negotiate on more than price (repairs, credits, and timing all count). And pay attention to how long a listing has been sitting β a house that's been on the market since July has a story worth asking about.
