The Federal Housing Finance Agency (FHFA) has announced the new maximum conforming loan limits:
🏠 $832,750 for 1-unit properties in non-high-cost markets
🌴 $1,249,125 for conforming properties in Alaska & Hawaii

Home inspections are a very important part of the home-buying process. A professional inspector examines the condition and safety of the property after signing the purchase agreement but before closing. Choosing to not obtain a home inspection could potentially cost you money in the long run if there are problems you are not aware of that will require repair. More importantly, your real estate agent can include an inspection contingency in your offer that allows you to back out of the deal without penalty if the inspection reveals major problems.

If your down payment is less than 20% on a conventional loan, generally, you can expect to pay private mortgage insurance. But what is it? Private mortgage insurance (PMI) is an additional cost a borrower pays, usually on a monthly basis, to lower the risk to the lender because of your lower down payment.

The good news is that on many loans, you might be able to request to cancel PMI once your principal balance is 80% of the home’s original value, and it may even cancel automatically when your principal balance hits 78%.

The bottom line? PMI makes your monthly payments higher to allow you to put less money down in the beginning. Still have questions?
