🔵 Permanent: Upfront discount points lower the interest rate for the life of that fixed-rate loan. Compare the cost with the long-term savings.

🟢 Temporary: Funds reduce the buyer’s early payments—not the loan’s actual interest rate. Buyers must qualify at the full note rate and prepare for payments to increase.

Texas agents: before your buyer hits pause over a 7% rate, make sure they understand their options.

The 5s can still be part of the strategy—but how you get there matters.

🔑 Temporary buydown: Subsidizes the buyer’s payments during the early years. Payments can initially be calculated using a rate in the 5s, while the actual loan rate stays unchanged. Buyers must qualify at the full note rate and budget for the scheduled payment increases.

🔑 Permanent buydown: Pays upfront discount points to lower the actual interest rate for the loan’s term. A rate in the 5s depends on available pricing, buyer qualifications and the cost of the buydown.

📍 San Antonio’s buyer-friendly market creates opportunity. More choices can give buyers room to negotiate seller contributions toward a buydown or closing costs, within program limits.
