Their main hurdle is verifying foreign income.

A foreign national borrower is not a US citizen and typically has limited US credit history. Their documentation is primarily international, and qualification may rest on foreign bank statements, asset verification, or income generated by the property itself. Their main hurdle is establishing creditworthiness.

Deal one: a London-based family office came to us for a Chinese client hit with a significant offshore tax liability after a new tax ruling. The bill was real and due. He held two unencumbered US properties β€” a $7M NYC penthouse and a Florida rental near Walt Disney World, his highest-yielding asset.

Selling either would have meant giving up long-term income for a one-time cash need, at a price and moment he didn't choose. Instead: a bridge loan against both properties, raising the full $7M. Request came in the first week of August. Funded by the end of the second.

Deal two: a Dubai-based client owned an unencumbered property in Beverly Hills 90210 and needed to move on a hotel acquisition in Europe β€” both transactions running in parallel. Financing was arranged purely on the Beverly Hills property's value. No income documentation, no financial statements, no US credit file. From enquiry to closed $17M transaction: two weeks.

The plan from there is to optimise occupancy and net operating income, then move to DSCR financing once the property stabilises β€” projected at around 12 to 18 months.

Meanwhile, the wider market has shifted. NAR reported $45.3 billion in international home purchases between April 2025 and March 2026 β€” a 19.1% drop year on year, with unit volume down 14% to 67,100 homes. Florida led as the top destination, followed by California and Texas.

Less competition can mean more time to compare properties and more room in price negotiations. It doesn't mean less diligence: rental income, ownership costs, loan terms, and location all still need careful review.
