Starting today, 8/3/26, Fannie Mae and Freddie Mac have officially retired the Limited Review process for most established condo projects with more than 10 units, meaning conventional condo loans will generally require a Full Condo Project Review. Lenders will take a closer look at the HOAโ€™s finances, reserves, insurance, special assessments, litigation, and deferred maintenance before approving the project. The good news is that the previous 50% investor-ownership cap has been removed for established projects completing a Full Review, while smaller 2โ€“10 unit buildings may still qualify for certain project-review waivers. Bottom line: Condo buyers may face additional documentation and review time, so getting the project reviewed early is more important than ever.

If you've been keeping an eye on mortgage rates, here's what's happening...

After improving a little last week, rates have moved back up and are now sitting near their highest levels in about 10 months.

So, why the change?

The biggest reason is that the Federal Reserve recently signaled that interest rates could stay higher for longer than many people were hoping. Even though other parts of the financial market would normally point toward lower mortgage rates, lenders are still reacting to the Fed's latest comments.

What does this mean if you're thinking about buying a home?

Trying to "time the market" is incredibly difficult. Mortgage rates can change every day based on new economic data and market reactions. If you're waiting for the "perfect" rate, you could end up waiting longer than expected.

The good news is that there are still ways to make homeownership affordable, including loan programs, down payment assistance, and the option to refinance later if rates improve.
