Not every home purchase is straightforward. 🏡

This transaction was a private family sale between a stepfather and daughter — a For Sale By Owner purchase where having the right guidance throughout the financing process was especially important.

When we first started, there were a few hurdles to overcome before loan approval was possible. Together, we developed a plan, addressed some credit challenges while on a tight timeline for the seller, and worked through the steps needed to get them mortgage-ready.

We were then able to lock the interest rate before recent market changes pushed them higher, navigate the loan process, and successfully get them into their new home just as the family grew from two, to three💕

This is one of the reasons I love what I do. Sometimes it’s not about getting a loan today — it’s about helping someone understand what needs to happen so they can become a homeowner tomorrow.

If you’re wondering whether you’re ready to buy, don’t assume the answer is no. Sometimes all it takes is the right plan, the right team, and a little guidance. 😉

That one hit different.

Coming from a long-time business affiliate - someone who knows a lot of lenders and could’ve referred his daughter to anyone - that level of trust truly means everything.

I’m so grateful to have been part of her first home purchase 🏡
Even while I was out of the country, working opposite time zones when her offer was accepted - this is why having the right team matters.

Huge thank you to Jeff Marr and Lisa Contine for stepping in and supporting along the way 🙌

HAIR DONATION time, #7 or 8?
It doesn’t count as cheating on your hair dresser if you’re in another country right?

AND, he’s our nephew so really, it isn’t cheating when it’s family?😝

I’ve done this every 3-5yrs since I was 15yrs old. Usually 12”-14”, shortest was 10” (one time.)

44yrs old and as they said, I still have A LOT of hair, even after the cut (see pics 🫣😆)

Wigs for Kids - 1x

Last nights Real Estate Workshop with Larisa & Latasha was a success!

I LOVE when people come together to teach, learn, and grow. These will become a monthly event.

I LEARNED that for my VA home buyers (especially older ones exposed to agent orange) to highly recommend they do an “Industrial Hygenist Report” when buying a house as there may be unique health concerns due to military service.

Especially for homes built on prior military land.

This from a veteran who has had cancer 4 times from 3 different houses where testing showed hazardous exposures from inside the walls.

Bless her for coming last night and THANK YOU for your (think she said) 53 years of service! Absolutely LOVE my Veteran clients, my own family having Veterans too.
