Today we got hot economic data along with a hawkish tone from the Fed. The 10yr Treasury shot up while Mortgage Bonds tanked 94bps - which is significant and directly affects mortgage rates. Luckily mortgage spreads have helped keep a lid on things, so far. (See pic in comments for visual)

Article below (yes I listen to this podcast it's free and great insight):

"In our podcast two days ago, we discussed what it would take to push mortgage rates toward 8%, including stronger economic data. Today, we got just that, along with a more hawkish tone from the Fed, sending mortgage rates toward 7.26%. But one critical piece of the 8% scenario is still missing: Mortgage spreads haven’t worsened. For rates to reach 8% in 2026, that would likely need to change."

The 10-year yield hit its highest level since 2006 on hot PMI data and hawkish Fed remarks. Mortgage spreads improved, but rates rose to 7.26%.

I thought 7% 📈 rates were normal back in 2003 - when I first got in the mortgage business.

My first house was at 6.25% years later and I thought it was AMAZING. 🏡
