Appraisal reports are getting a major update. 👀🏠
Beginning November 2, the industry moves to UAD 3.6 for new conventional appraisal reports submitted to UCDP. The redesigned report uses more structured, standardized property information, which may mean greater detail around:
📐 Square footage and measurements
🏡 ADUs, additions and converted spaces
🔨 Renovations, updates and property features
📸 Photos, condition and potential discrepancies
A longer report does not automatically mean something is wrong. The new format does not create property issues. It may simply make existing details more visible and consistent.
Sellers and real estate colleagues can help by sharing permits, plans, renovation history, accessory-unit information and any known differences between listing and public-record square footage as early as possible.
More detail. Fewer surprises. 💙
