Yep - you're allowed to interview me. ☺️ Almost every first call opens the same way: "What's your rate?" And I get it, that's the number the internet talks about, but it's the least useful thing you could lead with. So, here's what I'd ask if I were sitting where you are:

βœ”οΈ Which loan programs do you think fit my situation, and why those over the others?
βœ”οΈ Are we planning my mortgage strategy with both my short and long-term financial goals in mind? (This is a BIG one!)
βœ”οΈ What's my full cash to close, not just the down payment?
βœ”οΈ Who actually touches my file day to day, and who do I call when something comes up on a Friday afternoon?
βœ”οΈ How fast do you usually close, and what's the thing that most often slows it down?

A lender who's happy to sit in those questions with you is the one you want, and a lender who gets impatient and steers you back to rate is telling you something about how the rest of it will go. ☺️

The cash buyer you're up against probably isn't Wall Street. πŸ‘€ For years the worry was the same: how do you compete with a big investor who shows up with cash and takes the house you wanted?

Here's what's really happening: investor home purchases just fell to their lowest level since 2020 (according to Redfin). A federal law passed this summer, the 21st Century ROAD to Housing Act, put limits on the largest institutional buyers. And with price growth slowing across a lot of the country, the math stopped working for investors betting on quick gains.

That's all very real, but I want to be careful about what it means for you, because the headlines are running a little ahead of the data! πŸ“Š Those mega investors were never as big as they sounded. At their peak in 2022 they were roughly 2.4% of home purchases. A small slice, now smaller.

Which brings me back to this graphic. Cash buyers were still about a quarter of the market this summer. That competition didn't go anywhere, because it was never Wall Street to begin with...it's the couple down the street who sold a house they'd owned for fifteen years and rolled the equity into the next one.

Here's why that's actually good news for you: a repeat buyer with equity is beatable in a way an institution isn't. They have a house to sell, they have a timeline, and they have contingencies of their own.

There's a particular kind of review that means more than the others, and this is it. πŸ™Œ Lee has sent me multiple clients over the years and also trusted me with her own refinance. Those are two very different levels of trust, and getting both is genuinely the highest compliment in this business.

Here's why agent reviews carry so much weight with me: a client works with me once, maybe twice in a lifetime. An agent watches me across many transactions. They see the easy files and the ones that get complicated. They see whether I call back on a Friday afternoon. They see exactly what happens when something unexpected shows up three days before closing (and let's be honest - it happens more often than any of us would like!)

Because here's what buying your first home actually feels like from the inside: an enormous amount of money, a mountain of unfamiliar vocabulary, a hundred small decisions in a row, and a constant low-grade worry that you're missing something obvious that everyone else already knows.
