34 families served across multiple states in August! 🔑🎉

That’s 32 purchases, 1 cash-out refinance, and 1 rate-and-term refinance. The loan mix tells a great story about what’s happening in the market: 7 of those purchases were VA loans, and 9 were FHA...and nearly all of our August buyers got their closing costs paid for by the seller of the home!

Grab your coffee, we've got a fun market week ahead! ☕

Fed Chair Kevin Warsh delivered a pretty spicy Jackson Hole speech Friday. He hinted the Fed may need to hike rates if inflation doesn't cool, and September hike odds jumped from 35% to 48% overnight. The bond market... did not love that news.

But here's where things get interesting: it's Jobs Week! 🎉 Tuesday brings JOLTS, Wednesday is ADP employment, Thursday is jobless claims, and Friday is the big BLS jobs report. Recent revisions already took nearly 80,000 jobs off the books from the past year. If that softening trend continues, we could actually see downward pressure on mortgage rates heading into the September Fed meeting.

Bottom line? This week could move the market in a big way. If you've been thinking about buying, get pre-approved and be ready. When rate windows open, they don't stick around long! 🏠

This week we got to help a first-time buyer get the keys to her very first home! 🔑❤️

And a big shoutout to her fantastic Agent Matia Long for finding her the perfect home negotiating some incredible terms! 🙌 The seller agreed to pay ALL of her closing costs which included enough to also cover a rate buydown that helped get the monthly payment right where she needed it to be. 🎯

This is one of the BIG opportunities for buyers in today’s Washington market — there may be more room to negotiate seller-paid closing costs, rate buydowns, and other concessions that can make purchasing a home more affordable.

This rate and term refinance was a big win for our sweet clients.😍 Once they decided this would be their forever home they wanted to realign their mortgage w/ their retirement goals.

After a thorough analysis and a few in depth consultations they decided to move forward w/ a refinance to reduce the rate and the term of their loan, their mortgage payment would be going up a little but they will be saving over 400K in interest over the life of the loan and paying the loan off in time for retirement in 15 years!

This is what I call WINNING. I am very grateful to be their Mortgage Advisor and look forward to celebrating with them when it's all paid off 🎉
