A lower interest rate does NOT automatically mean a better mortgage.

I recently reviewed a refinance proposal for a homeowner who was excited about dropping their rate from over 7% to the mid-5% range.

Sounds great, right?

Then we looked at the details:

• Loan balance increased by roughly $30,000
• Over $13,000 in discount points
• Total loan costs approaching $26,000
• Monthly savings under $100

The lesson?

Don't shop for a mortgage based on rate alone.

Before signing anything, ask:

✅ How much is my loan balance increasing?
✅ How much am I paying in points?
✅ What are the total loan costs?
✅ How long will it take to break even?
✅ What is the APR?

Sometimes a lower rate saves you money.

Sometimes you're paying tens of thousands of dollars to get it.

If you're considering a refinance, have someone walk through the numbers with you before you commit.

Rate matters. Cost matters too.
