Pero así como en el Mundial no se gana un partido solo por tener más posesión del balón, una hipoteca no se evalúa solo por la tasa de interés.

Hay que mirar la estrategia completa:

⚽ Cuáles son los costos y comisiones?
⚽ Por cuánto tiempo está asegurada la tasa?
⚽ Cuánto dinero necesitas para el cierre?
⚽ La cuota es fija o ajustable?
⚽ Qué tan sólida es la aprobación?
⚽ Qué incluye realmente el pago mensual?

Esos detalles pueden cambiar el costo real del préstamo y qué tan cómodo te sentirás después del cierre.

El objetivo no es solo conseguir una buena tasa.

El objetivo es entender la hipoteca que realmente estás firmando.

not every lender works the same way.

and when you’re trying to buy a home, that matters a lot more than people realize.

here’s the simple version:

• bank → usually limited to that bank’s own loan options, pricing, and guidelines.

• retail lender → may have more programs than a bank, but still works within one company’s products and pricing.

• mortgage broker → can compare multiple lenders behind the scenes to help find a loan option that fits your numbers, timeline, and goals 🙋🏽‍♀️

that can be a huge advantage when you’re trying to figure out:

which rate actually makes sense

what your real monthly payment would be

how much cash you need to close

which loan program fits your situation

what to do if something changes before closing

and yes… rates matter.

but so does communication.
strategy.
problem-solving.
and having someone who can explain things in normal human language.

because when you’re under contract, waiting three days for a vague answer is not exactly comforting. 😅
