Colorado School Employees: There's a Home Loan Program Built Just for You

If you work for a Colorado public school, in any role, CHFA has a program that can put up to 25% toward your down payment.

The Schools to Home Program is open to full-time employees at any Colorado preK-12 public school, school district, charter school, BOCES, or innovation zone. Teachers, paraprofessionals, bus drivers, custodians, cafeteria staff, front office, coaches, all of it counts. No tenure requirement and no minimum years on the job.

Here's how it works: you get a fixed rate first mortgage paired with a second loan for the down payment assistance, up to 25% of your loan amount. That second loan doesn't get paid back until you sell, refinance, pay off the first mortgage, or move out. In exchange, you share a small percentage of your home's future appreciation with the fund behind the program. If your home doesn't gain value, you don't owe any appreciation, just the assistance itself. Everyone who uses the program also takes a short course beforehand so you know exactly what you're signing up for before you close.

This is one of the strongest down payment tools available for anyone working in Colorado's schools, and most people have no idea it exists.
