🏡 What If You Could Take Your 3% Mortgage Rate With You When You Move? 🤔

For millions of homeowners, the biggest obstacle to moving isn't finding the right house, it's giving up that incredibly low mortgage rate they locked in a few years ago!

But what if you didn't have to?

💡 Enter the Portable Mortgage.

A proposal in Congress called the MOVE Act is exploring the idea of allowing homeowners to transfer their existing mortgage, including its interest rate and terms, to a new property.

Sounds like a dream, right? Not so fast!

Here's why it's complicated:

🏠 Moving to a more expensive home? You'd still need additional funds or financing to cover the difference.

💰 Mortgage investors could face new risks. That uncertainty could actually push interest rates higher for future buyers.

📋 Our current mortgage system isn't designed for it. Most U.S. mortgages are tied to specific properties and sold to investors, making portability difficult to implement.

Here's something you might not know! 👀

Certain FHA, VA, and USDA loans may already be assumable, meaning a qualified buyer could potentially take over a seller's existing mortgage and interest rate, subject to program and lender requirements.

That's different from a portable mortgage, but it can be a valuable option in today's market!

⚖️ The bottom line: Portable mortgages are still just a proposal, not an available financing option under the proposed legislation. And while the idea could give homeowners more flexibility, experts caution that it could come with unintended consequences.

🏖️ **Who Really Owns the Beach? A Walton County Legal Battle Continues**

A beach access dispute in Santa Rosa Beach involving Backstreet Boys singer Brian Littrell and his wife, Leighanne, has turned into an ongoing legal battle, raising questions about private property rights and public beach access along Florida's coastline.

The Littrells and their company filed a lawsuit against Carolyn Barrington Hill in September 2025, alleging repeated trespassing on their beachfront property. The case also includes a disputed stalking allegation.

⚖️ Here's where things stand:

🏡 The Littrells' attorneys argue that private property rights must be respected and allege that beachgoers have come too close to the family's home.

🌊 Hill's attorney maintains that the public has the right to enjoy the shoreline, including the wet sand and Gulf waters.

📋 The latest complaint includes seven trespassing counts and one stalking count. Hill's legal team has requested dismissal of the stalking claim.

A hearing is scheduled for early December to address that request. The civil case remains ongoing, and the allegations have not been resolved at trial.

**The bigger question: Where should private beachfront property rights end and public beach access begin?**

It's an issue that affects homeowners, visitors, and communities throughout Florida's Emerald Coast.

Panama City is moving from recovery to renewal. 🌳🌊

Eight years after Hurricane Michael, progress continues across our community. During the State of the City address, City Manager Jonathan Hayes highlighted updates to our marinas, roads, and public spaces.

🚤 The first 50 slips at St. Andrews Marina are nearly all rented, and work on the Downtown Marina is expected to begin in early 2027.

🎭 The Martin Theatre is among the city’s ongoing projects.

🚧 Projects planned for next year include the Robinson Bayou Bridge, improvements to Frankford Avenue, and road repaving.

🏆 Harrison Avenue is a finalist for the 2026 Great Places in Florida Award, and the MLK Recreation Center is nominated for the American Institute of Architects People’s Choice Award.

The proposed 2027 budget also prioritizes paying down debt, rebuilding reserves, and maintaining core services.

🌊 A new chapter for marine rehabilitation in Panama City!

The Florida Panhandle Marine Institute has broken ground on a new facility on land leased from AMIkids Maritime Academy in Downtown Panama City. Plans include rehabilitation pools, a veterinary lab, and opportunities for students to learn about marine care and conservation.

Fundraising is still underway to help complete the facility, and there’s a delicious way to support the cause! 🐢
