From Preparation to Homeownership! 🏡🔑

This closing is extra special! ❤️

I’ve been working with this first-time homebuyer since last year, coaching and preparing him for the day he would be ready to purchase his first home. As a self-employed buyer, we knew preparation was especially important.

And it wasn’t just me — his amazing Realtor and I worked together as a team, coaching, educating, and helping him navigate the process so he could be in the best possible position when the right home came along.

Today, all that preparation paid off… HE’S A HOMEOWNER! 🎉🏡

Congratulations on your first home! It was such a privilege to be part of your journey and watch everything we worked toward come together.

This is why having the right team in your corner matters. When a lender and Realtor work together from the beginning, we can create a plan, overcome obstacles, and help turn the dream of homeownership into reality.

Don’t wait until you’re ready to buy to start preparing. Start the conversation early! ❤️

🏡 Won the house with CASH... then got their cash back! 💰

Just closed another Delayed Financing loan, and it's a game-changer in today's competitive market.

Here's how it works:
✅ Buyer uses cash to make a strong, competitive offer.
✅ They win the home without a financing contingency.
✅ After closing, they immediately complete a Delayed Financing cash-out refinance to recoup much of the money they used to purchase the home.
The best part? Unlike a traditional cash-out refinance, they don't have to wait 12 months after purchasing the property to access their equity.

If you've been thinking, "I have the cash, but I don't want it tied up long-term," delayed financing could be the perfect strategy.
Thinking about making a competitive offer? Let's talk about whether delayed financing is the right fit for you!
