BIG FANNIE MAE CHANGE FOR HOMEBUYERS!

Have clients who want to move but don’t want to give up their 3% or 4% mortgage rate?

They may have another option.

Fannie Mae has updated its guidelines for certain homeowners who want to keep their current home, turn it into a rental, and buy their next home.

Previously, using rental income to qualify typically meant having a tenant, signed lease, and first months rent/deposit prior to closing.
That may no longer be necessary.

For eligible departing residences, we may be able to use 75% of the documented market rent to help offset the current mortgage payment instead of having a fully executed lease agreement in place.

For example. If the current market rent on your existing home was approximately $2,500, we could use 75%($1,875) to offset your existing mortgage payment for qualifying purposes for the new home.

That could dramatically reduce the impact of the existing mortgage when qualifying for the next home.

Keep the low rate. Rent the house. Buy the next one!

This won’t work in every situation, but it could be a great option for homeowners who thought their low mortgage rate had them stuck.
