You made an offer, it was accepted, and now you’re being asked for earnest money. So…where does that money actually go? 🏡

Earnest money is a deposit that shows the seller you’re serious about purchasing the home. It’s typically held in an escrow account until closing—not handed directly to the seller.

At closing, it’s generally credited back to you as part of the transaction and can be applied toward amounts you owe, such as your down payment or closing costs.

You’ve probably heard someone say they “locked in their rate”—but what does that actually mean? 🔒🏡

Mortgage rates can change from day to day. A rate lock generally means your lender agrees to honor a specific interest rate for a set period of time while your loan moves toward closing, as long as the terms and circumstances of the loan don’t change in a way that affects the rate.

Rate locks also have an expiration date, which is why timing matters. If your closing is delayed beyond the lock period, an extension may be needed and could come with additional costs.

The takeaway? Your rate isn’t automatically locked just because you’ve applied for a mortgage. Talk with your Great Plains Bank Home Lending Loan Advisor about when it makes sense to lock and how long your lock should be.

Your loan is in underwriting…now what? 🏡

This is where an underwriter takes a closer look at your loan to make sure everything meets the requirements for your specific loan program.

They’ll review things like your income, assets, credit, debts and property information to verify the details of your application and make sure the loan meets applicable guidelines.

You may be asked for additional documents or clarification along the way, and that’s a normal part of the process.

Once all underwriting requirements are satisfied, your loan can move one step closer to closing. 🔑
