A lot of agents still assume the answer is simple:
📦 Overnight the documents.

That’s not how modern settlements work anymore.

Today, title companies use controlled notary processes, meaning the notary must be arranged and approved through the title company. Sellers who can’t attend in person may need a coordinated mobile notary, Remote Online Notarization (RON), or an alternate settlement location.
