👋 Hi Everyone! 👋 Happy 2022! 🎉 Since I have a lot of new friends and followers, I figured it was time for me to reintroduce myself 🎤! My name is Stacey Payne. My amazing fiancé, Jason, will soon change that to Stacey Eade.👰💍 I'm a proud local to the Eastern Shore and live in Ocean Pines, MD. I've been a very grateful, single mom, for the past 18 years, to three amazing kids whom are now 21, 22 & 23 years old. (Sierra, Gavin and Savannah)❤ When I'm not working, I spend my days caring for my family, creating memories with the love of my life and enjoying the extended family he shares with me (Dennis, Kristina, Alya & Evelyn), cooking/entertaining others🍽, taking pictures of mother nature📷, traveling to see my sister's and new places✈, boating with friends⛵ and playing with the two most handsome rescue dogs ever, Finnley & Simba!🐶 The list goes on📃! For all my friends who are realtors or are in the real estate industry! [especially in Ocean City & Rehoboth areas]🏖

🏢As we all know, Fannie Mae’s ‘Do Not Lend’ list, of non-warrantable condos, has grown by leaps and bounds in 2020 and 2021 and include TONS of condos in Ocean City [some of our favorite high rises - Sandpiper Dunes, Gateway Grand, the Pyramid, SeaWatch, the Plaza, High Point North & South- just a few examples]. This tremendously affects our market and seriously limits mortgage financing options for buyers at the beach.🌊

Usually, to get a loan on a condo that’s non-warrantable, buyers wind up with an adjustable rate mortgage loan through a local bank or a mortgage loan with a much higher than market interest rate.💵

Homeside is happy to report that we will now offer a 30 year fixed rate mortgage loan with very close to current market interest rates for almost all of the condos on the 'Do Not Lend list'.🥳

‼️This is HUGE news and should be very helpful to the local real estate market‼️

Dos & Don'ts of Home Buying:

Avoid some of the most common pitfalls of the mortgage process. Here are a few tips to ensure a speedy process and smooth closing.

DO:
Get preapproved. We don’t want you to fall in love with a house that’s out of your budget.
Inform us of any financial or employment changes.
Continue to pay your rent, mortgage and all monthly payments on time.
Maintain your current employment and income.
Keep a paper trail of important documents such as W2’s, tax returns, paystubs etc.
ASK QUESTIONS! We’re here to help and will never be too busy to respond to you.

DON’T:
Go house shopping without knowing what you can afford.
Change or quit your current job.
Make major purchases such as furniture, new cars, boat, etc.
Make large cash deposits in your bank account other than your paycheck.
Plan a vacation during your loan process.
Apply for, pay off, max out or close any credit card accounts.
