I’m gonna say something that sounds weird coming from a mortgage team:

Having home equity doesn’t automatically mean you should use it.

But if you’re carrying expensive debt every month, it may be worth doing the math.

The useful conversation isn’t, “How much equity can I pull out?”
It’s: What does the debt cost now? What happens to monthly cash flow if we restructure it? How much does the new financing cost? Are we turning short-term debt into debt we’ll carry for years? And does the whole move actually improve the financial picture?

Sometimes the numbers can make sense. Sometimes leaving the mortgage alone makes a lot more sense.

If debt payments are eating up too much of your monthly cash flow, we can help you compare the mortgage options and see the actual tradeoffs before you touch the equity.

Nobody puts this on the fun weekend conversation list, but homeowners really should talk about it.

What happens to the house if you pass away?

A mortgage doesn’t simply disappear. And the house doesn’t automatically go wherever everyone assumes it will.

Who owns the property, how title is held, whether there’s a will or trust, who inherits the home and what happens with an existing mortgage can all matter.

This is one of those conversations where your mortgage advisor, estate attorney and financial professional may each have a different piece of the puzzle.

If you own a home and haven’t thought past “the kids will get it,” this Reel is your reminder to get the right people around the table.

You get an offer on your listing and see down payment assistance in the financing.

What’s your first reaction?

If it’s a little 😬, this post is for you.

Down payment assistance by itself doesn’t tell you whether you’re looking at a strong or weak buyer. What matters is the actual financing behind the offer, the program requirements, the buyer’s qualification and whether everyone understands what needs to happen between contract and closing.

So before an unfamiliar financing structure makes an otherwise solid offer feel scary, call the lender and ask questions.
