Understanding Temporary Buydowns

1. Just as stated - It is temporary.
*As the buydown period ends, your payment gradually steps up to the full note rate.

2. Loan qualifications are based on the note rate.
*Your income to debt ratio will be based on the note rate, not the reduced rate.

3. Seller concessions can be used to cover the cost of the buy down.
*This cost is included in the maximum allowed seller concessions.

If you opt for seller concessions to be applied towards a buy down, this will reduce the amount you might receive towards your actual closing costs.

If the proposed payment is affordable and comfortable for you, take this into consideration when deciding how you’d like the sellers concessions to be applied!
