Realtors, send me the address before your buyer writes the offer. 🏡

A preapproval tells us what a buyer may qualify for—but the property determines what the actual monthly payment may look like.

That’s why I check the property-specific costs for every client, including current taxes, estimated homeowners insurance, flood insurance requirements and HOA or condo fees when applicable.

Especially here in Southwest Florida, those numbers matter. I want my clients to understand the payment before they fall in love, write the offer and start mentally arranging the furniture. 😉

Because “approved” is good. Prepared—and comfortable with the payment—is even better.

📍 STORMY’S SATURDAY STOPS: JOHN SKI’S HOUSE OF BREAKFAST & LUNCH

Come hungry. Seriously. 😂

This week’s stop took me to John Ski’s House of Breakfast & Lunch, a longtime Punta Gorda favorite located inside a building with nearly 100 years of local history. Before it became home to big breakfasts and morning coffee, the building was Cerny’s Garage and Machine Shop. John transformed the former machine shop and opened his restaurant in 2012.

And when I say they serve BIG breakfasts, I mean the pancakes are literally bigger than the plate! 🥞

Then there’s the famous Fat Boy Challenge: two Fat Boy breakfasts, a mug of orange juice and a mug of milk—all in 20 minutes. I will happily cheer you on from a safe distance. 😂

What impressed me most was everything happening behind the scenes. They have two people dedicated just to prep because everything is made fresh—nothing canned. John’s wife makes their sauces and gravies, his son works alongside the family, and they offer different breakfast and lunch specials every day.

I also spoke with two employees whose faces I immediately recognized because they’ve been there for years. They told me people tend to stay long-term because John is such a great person to work for. Honestly, what a testament—not only to the restaurant he has built, but to the kind of owner and person he is.

Great food, enormous portions, familiar faces and a true family-run business—that’s exactly what supporting local is all about.

🐦 Stormy’s Saturday Stops 🐦

This week’s stop is a true hidden gem—JellyBird Café & Bakery!

Tucked into a plaza on Bal Harbor Boulevard, JellyBird can be easy to miss if you don’t know it’s there…but it is absolutely worth finding.

The owners previously owned a restaurant in Illinois before bringing their experience to Punta Gorda. JellyBird is a scratch kitchen and bakery serving breakfast, lunch and homemade baked goods—and yes, I considered sampling the bakery part of my official research. It’s a tough job, but somebody has to do it. 😂

One of the most touching parts of my visit was reading “Kane’s Corner.” Kane is the youngest of their three sons and was born with a rare form of esophageal atresia. After enduring more than 100 surgeries and procedures, he discovered a love of baking and cooking. At just 13 years old, he ran a successful bakery from the family’s home kitchen and became known around the neighborhood as “The Ranchettes Baker.” What an incredible young man and family!

JellyBird is warm, welcoming and filled with so many thoughtful family touches. Add in delicious food and a bakery case that requires serious decision-making skills, and you have a place definitely worth stopping for.
