Getting pre-qualified answers that question, and it's always a good idea to get pre-qualified before you start looking at listings. It shows you what you're eligible to borrow, not what you should spend.

You might see financial experts saying a good budget is around 30% of your income, but in today's market that's often a moving target. Work with a licensed real estate agent who can help keep you within that budget, or even find homes that are under your budget, leaving room for savings, or home repairs as needed.

This may seem obvious, but it's pretty normal for you and your partner to not agree on every single thing that comes to your potential home. If you do, great, you unlocked a secret most couples spend decades trying to figure out.

Location, number of bedrooms, open floor plan, having to walk through a narrow kitchen to get to the rest of the house, the two of you are going to have different priorities. Figure out what matters most to you, but listen to why something matters to your partner. Get curious instead of defensive. And come up with what your ideal home looks like together.

Hint: Your real estate agent may not be a licensed therapist, but they're great at helping you figuring this all out.

Getting denied for a mortgage can be discouraging. It's easy to assume the system made a final decision about you. That you're not the kind of person who gets to own a home.

That's not what a denial means.

Here's how we work out the numbers for a DSCR home loan.

If a property generates $2000 a month in rent, and the mortgage payment is $1600, then the Debt Service Coverage Ratio (DSCR) is 1.25, meaning the investment property brings in 25% more, making it a qualifying loan.

Many DSCR programs look for a ratio of 1 or above, which the rent at minimum at least covers the payment.

The whole point of this loan program is your personal income isn't all of the equation, with the property doing the heavy lifting.

That's pretty much how a DSCR (Debt Service Coverage Ratio) loan works.

Instead of looking at your personal income, we look at the rental income the property either generates or is projected to generate and compare it to the mortgage payment. If the rental income covers the debt, you're in good shape.
