You’ve probably seen headlines calling the new housing executive order a mortgage cost cut. Here’s the plain version.

The order directs housing agencies to build a pilot that cancels mortgage insurance once your equity qualifies, and to make a cheaper title option on some refinances permanent. Both still have to be set up. Your current loan doesn’t change today, and the automatic PMI piece applies to future loans.

Here’s what you can do now. If you have a conventional loan, federal law already lets you ask your servicer to remove PMI at 80% of your home’s original value. At 78%, it comes off on its own.

Grab your statement, divide your balance by your original value, and see where you land. On an FHA loan? The rules are different, and a refinance may be your way out.
