The housing market is shifting, and I think this is something both buyers AND sellers need to understand! 🏡

A price improvement does NOT mean there is something wrong with the home!

Sometimes it simply means the market has changed, and sellers are adjusting to what buyers are willing to pay today.

For sellers, this is why working with an experienced real estate agent who understands the local market and pulls accurate, CURRENT comparable sales is so important. What your home may have been worth a year ago isn’t necessarily what it’s worth today.

And I’m seeing this from the lending side, too! Homes aren’t just sitting longer when they’re overpriced. We’re also seeing situations where appraisals are coming in below the agreed-upon purchase price. That can create challenges for both buyers and sellers once a home is under contract.

My advice?

Sellers: Price your home based on today’s market, not yesterday’s expectations.

Buyers: Don’t automatically assume a price reduction is a red flag. It could actually be a great opportunity!

The right real estate agent and an experienced lender working together can make a huge difference in navigating this changing market.
