USDA Loans: 0% Down May Be an Option! 🏡🌾

Thinking about buying a home but don’t have a large down payment saved? A USDA mortgage could be worth exploring.

✅ 100% financing — no down payment required for qualified buyers
✅ Competitive interest rates
✅ Can be used to purchase eligible homes in qualifying areas
✅ Great option for many first-time and repeat homebuyers
✅ Flexible qualification guidelines may help more buyers become homeowners

And no — you don’t necessarily have to live “out in the country.” Many suburban and smaller-town properties can qualify based on USDA eligibility maps.

📲 Want to know if you and the home you’re considering qualify for a USDA loan? Send me a message. I’ll be happy to go over your options and help you determine what may work best for your situation.

Your dream of homeownership may require less cash than you think! 🔑🏠

Program guidelines, income limits, property eligibility and credit requirements apply.

🏡 FIRST-TIME HOME BUYER? START HERE! 🔑

Buying your first home can feel overwhelming, but you don’t have to figure it all out on your own. Here are a few important things to know before you start house hunting:

✅ 1. Know your budget
Don’t just focus on the purchase price. Consider your monthly payment, property taxes, homeowners insurance, utilities, maintenance, and other costs of owning a home.

💰 2. You may not need 20% down
There are loan programs available that may allow qualified buyers to purchase with a lower down payment. Depending on your situation, you may also qualify for down-payment or closing-cost assistance.

📋 3. Get pre-approved early
A pre-approval can help you understand what you may qualify for and makes your offer stronger when you find the right home.

🏦 4. Talk to a lender before making big financial changes
Opening new credit accounts, financing a car, or making large purchases can potentially affect your mortgage qualification. When you’re preparing to buy, talk with your lender first.

🔎 5. Don’t skip the home inspection
An inspection can help you understand the condition of the property and identify potential issues before you move forward.

🤝 6. Build the right team
A knowledgeable real estate agent and a responsive lender can make the process much easier and help you understand each step along the way.

And remember: You don’t have to have everything figured out before you start. The first step is simply learning what options are available to you.

🏠 Thinking about buying your first home?
Send me a message. I’d be happy to help you understand the process, answer questions, and get you pointed in the right direction.
